    [10:44.360 --> 10:46.480] And because of this, consumer behavior is changing alongside of all of this money coming in, telling people that there's a better way to transact real estate. Right.

    [10:51.760 --> 10:55.680] And you really don't need to look any further and even ask sellers because you could just pull up the Google search autofill and the Google search autofill will reveal what is on the top of the minds of sellers.

    [11:25.800 --> 11:28.120] Also, the 2024 NAR Generational Trends Report, it revealed that the number one things that that sellers want from their agent is to help them sell the home within a specified time frame.

    [11:40.160 --> 11:42.600] So now when people decide that they want to sell their house, they want to sell it fast and they want to be able to align it up with their next move.

    [11:49.600 --> 11:54.160] And so the cash offer is a very compelling option to allow them to do this.

    [11:54.400 --> 11:58.840] And if you look at this selling within a specified time frame, it even outranks helping them price the home competitively, helping them market to other buyers.

    [12:09.320 --> 12:12.400] It was the American Attitudes on Eye Buying Companies, and it revealed that the average homeowner would pay forty five thousand dollars to sell their home instantly and choose their closing date.

    [12:20.480 --> 12:22.680] And what people also realize is there's a cost to these and they're willing to pay for it if they can get what they want and what they want are three things.

    [12:33.640 --> 12:35.400] Again, this goes back to the time matching equation and they want to make sure that when they get an offer, it doesn't fall through. They want speed when they decide it's time to sell.

    [12:42.760 --> 12:46.360] You know, when I first started in real estate, I put a house on the market and it would not be abnormal to have a 90 120 day marketing time frame.

    [12:53.520 --> 12:56.360] Right. It's like forever for that house to be sitting on the market.

    [12:56.560 --> 12:58.880] And so when they decide they want to sell, they want to sell quickly.

    [13:08.440 --> 13:13.520] And what we also know is that over half of them said that receiving a cash offer is very important to them. Harry Wheeler, the CEO of Opendoor, she said in her latest shareholder earnings call that this is crazy.

    [13:27.120 --> 13:28.800] And that's exactly what we're providing.

    [13:29.000 --> 13:35.160] Year to date, we've seen one in four true sellers or customers within our buy box ultimately went on to list or sell their home, had previously entered their house on our address or on our website. This is shocking.

    [13:51.360 --> 13:53.520] Yet, even though they're going and they're getting that cash offer, what we also know is that 72 percent of sellers said that they would prefer an agent to guide them through the process.

    [14:04.840 --> 14:08.120] It was just a couple of years ago when Opendoor was fined 62 million dollars from the FCC for misleading homeowners on the value of their home.

    [14:20.000 --> 14:23.040] Let's take a quick look at Zillow, too, because this is interesting.

    [14:23.240 --> 14:25.480] Zillow just reported a couple of weeks ago and their founder, Rich Barton, revealed in their shareholder letter that they have outperformed the real estate industry for the eighth consecutive quarter.

    [14:36.000 --> 14:40.840] So what are these guys doing to outperform and to do better than everybody else?

    [14:41.040 --> 14:43.080] And you don't have to look very hard.

    [14:43.080 --> 14:46.920] You can go on to Zillow and see what they're doing, what Zillow is doing.

    [14:47.120 --> 14:50.760] And what you'll discover is that they partner with Opendoor and they're fulfilling a cash offer for sellers on all of the listings that fall within that buy box. And so it's certain it's quick, it's cash and they're not the only ones.

    [15:10.280 --> 15:15.640] And so what the three big guys have have really determined is they've discovered that it is not about the cash offer. Right.

    [15:29.720 --> 15:34.920] The good news is, and this is the massive opportunity for you, is that the acceptance rate on the cash offer is very low, less than five percent of sellers accept that cash offer. But here's the gold.

    [15:46.760 --> 15:51.440] So almost half of the people that that request a cash offer, they go on to list their home on the open market and the cost of conversion cycle on that is really short, like the data suggests, like in six months.
